CHECK IN/ CHECK OUT
We look forward to your arrival between 3pm and 7pm. If you anticipate arriving outside of these times, please arrange this with us as early as possible. Check out time is 11am.
BREAKFAST
Coffee and Tea is available in the morning downstairs. It is included in your room rate.
A homemade hot breakfast may be requested the evening before at a price of $15 dollars per person plus 8.5% NH Rooms and Meals tax. If you have any food allergies, please let us know when you order.
There are also many restaurants within walking distance.
PETS
The Beal House is not able to allow pets or emotional support animals, with the exception of service dogs. Service dogs that have been specially trained to provide assistance to a guest living with a disability are permitted. Otherwise, if you are bringing a pet along on your visit, we are happy to provide names of some wonderful pet care facilities in the area.
ACCESSIBILITY
Please consider the historic nature of our property if you have mobility issues. We do offer a wheelchair accessible ramp, but there are two steps from the restaurant entrance to the porch leading to the Inn that a guest may need support to go up. There are two first floor guest suites, but please contact us for more details about our property layout.
ROOMS & RATES
Unless otherwise noted, the maximum occupancy for each room is two people. All guest suites are double occupancy only, with the exception of the Garden Suite (Occupancy 4). Bookings are subject to a New Hampshire 8.5% meals and room tax. Rates are subject to change.
MINIMUM STAY
A two-night stay for weekdays and weekends is required for all stays.
PAYMENT
We will charge the credit card provided at time of booking for a deposit of half the stay. Cancellation with a full refund of your deposit may be made up to 14 days prior to your stay with the link sent in your email confirmation. The remaining amount plus any incidentals such as food and beverage expenses will be charged to your card on file at check-out.
CANCELLATIONS/ CHANGES
We are a small Inn. Our booking and cancellation policies reflect this. If your travel plans are uncertain, you may want to consider obtaining Travel Insurance to cover any unexpected last-minute changes in plans.
RESERVATION CHANGES:
Subject to availability, you may reschedule your reservation at any time up to 14 days prior to your check-in by contacting us. Rescheduling your reservation or a reduction of room count or room nights within 14 days of your check-in date will be considered a cancellation and subject to the cancellation policies noted below.
RESERVATION CANCELLATIONS:
For cancellations of reservations more than 14 days prior to your check-in date the deposit will be refunded in full. Cancellations made within 14 days of your check-in date (and all “non-arrivals”) will pay the deposit as a cancellation fee.
GROUP BOOKINGS / CANCELLATIONS:
Group Bookings: A LODGING AGREEMENT is required for full hotel reservations. Please call us directly.
Group Cancellation: Group cancellations will be subject to the terms and conditions specified within separate group lodging arrangements made by prior agreement with The Beal House.
SMOKING
The Beal House is a non smoking facility. No smoking of any kind – including e-cigarettes, e-cigars, e-pipes and e-hookahs – is permitted anywhere in The Beal House. This smoke-free policy includes all guest rooms and indoor common areas. Any guest or visitor smoking at the Beal House will be charged a smoke removal fee of $250 for each room.
ALCOHOL
Once the restaurant and bar are open, we will have a selection of beer and wine for purchase for your enjoyment. It is important that you please respect the terms of our liquor license and NH State Regulations. NH licenses stipulate that we provide and serve the only alcohol consumed on the premises. By state regulation, you may not consume any alcohol in the public areas of our property that were not purchased from the Beal House.
MAXIMUM OCCUPANCY
Use of the hotel is for hotel guests only. If you would like to invite visitors to join you in the common areas of the hotel, please speak to us to secure approval. In all cases, The Beal House must follow maximum occupancy limits established by the Town of Littleton and the State of New Hampshire.
All guest suites are double occupancy only, with the exception of the Garden Suite (Occupancy 4).
Property Care
Damages: Guests will assume responsibility for any damages incurred by them during their time on the property. At the discretion of management, The Beal House will charge for the cost to repair or replace any item(s) damaged, including furniture, fixtures, structural and other materials on the property of The Beal House.
Missing Items: If there are any items owned by the Beal House that are missing from the guest rooms, the party to whom the room is rented will be charged the appropriate cost to replace the items.
Lost Room Keys: We must charge $100 for lost room keys to cover the cost of changing the locks.
